The Antigua market right now

More visitors than ever. More villas competing for them.

1,091

active Airbnb listings in Antigua and Barbuda, up about 23% in a year

Airbtics, March 2026
−2.6%

change in average yearly revenue per listing over the same period

Airbtics, March 2026
+6.7%

more stay-over visitors in Jan–Mar 2026 than a year earlier

Antigua and Barbuda Tourism Authority
31%

average occupancy for Jolly Harbour Airbnbs, at about US$359 a night

AirROI, Aug 2025–Jul 2026

Arrivals are at record highs, but listings are growing faster than revenue. Villas that are actively priced and marketed hold their income. The ones that are left alone slide. Waiting a season costs a season.

Paying for passive management?

Your villa deserves attention, action and accountability.

If two or more of these sound familiar, your property is almost certainly earning less than it could.

  • Your nightly rate hasn't changed in months.
  • December and January still have open dates at the end of October.
  • One to three night gaps sit empty between bookings.
  • Nobody has told you your occupancy rate, or what similar villas nearby achieve.
  • The listing photos and description haven't been touched in years.

The free review shows exactly which nights you're missing and what they're worth.

What we do

We don't set it and forget it.

Full management for Antigua villas, apartments and holiday homes, with one clear fee agreed in writing.

Pricing that moves every day

Rates set night by night against the villas you actually compete with. Minimum stays that change with the season. Short gaps filled, not left empty.

A listing written for your guest

We decide who your villa is for, rewrite the listing and photo order for them, and put it on Airbnb, Vrbo, Booking.com and direct.

Guests answered in minutes

Every enquiry and message handled fast, day and night. Fast replies help your search ranking and your reviews.

A team on the island

Check-ins, cleans, laundry, pool, garden and the late-night call when something breaks. People you can name, not a call centre.

Levy and ABST records kept right

The Tourism Guest Levy collected on every booking, and clean records for your accountant each month.

A statement you can read in two minutes

Bookings, nights filled, rate achieved, every cost and your payout. Every month, without having to ask.

How it works

From first look to first statement

  1. Free property review

Tell us about your villa. We compare it with similar properties nearby and show you what it could earn.

  2. Your plan

Pricing, listing changes, channels and the fee, agreed in writing. Nothing hidden, nothing on top.

  3. Handover

If you already have a manager, we plan the switch so future bookings carry over and guests aren't disturbed.

  4. Monthly statement

Every booking, every cost, your payout. And a WhatsApp line straight to Danny.

Owner questions

Straight answers before you decide

01How do I choose a villa manager in Antigua?
DGDanny replies

Ask every company the same questions. Who writes your listing, and which booking sites will it go on? Who changes your prices day to day, and how often? What exactly is the fee, and what gets charged on top? Who is physically on the island when a guest gets locked out at 11pm? How much notice to leave, and are there exit fees? A good manager answers all of that in writing before you sign.

02What's in the free property review?
DGDanny replies

I look at your listing the way a guest does, then the way the booking sites do. You get an estimate of what the property could earn across a full year, a check of your prices against similar villas nearby for the coming peak season, a list of the empty dates that should have been booked, and the three changes I'd make first. It's yours to keep, whether you work with us or not.

03How do your fees work?
DGDanny replies

One fee, agreed in writing before anything starts, with every extra listed on the same page. Your monthly statement shows each booking, each cost and what you were paid, so there's nothing to work out yourself. I'll give you the exact figure after the review, once I know the property and what it needs.

04I already have a manager. Can I switch?
DGDanny replies

Yes, and most owners who come to us already have one. We read your current agreement first so you know the notice period, then plan the handover so future bookings carry over and guests aren't disturbed. The review is a good way to see whether switching is worth it before you commit to anything.

05I live overseas. How will I know what's happening?
DGDanny replies

You get a statement every month showing bookings, nights filled, the rate achieved, costs and your payout. Our team is on the island for check-ins, cleans and repairs, and you can reach me directly on WhatsApp. I run Short Stay, a short-let company in the UK, so I know what owners need to see from a distance.

06Do you deal with the guest levy and ABST?
DGDanny replies

We set every booking up so the Tourism Guest Levy is collected, and we keep the booking and payment records that ABST filing needs. The Inland Revenue Department has been reminding short-term rental owners to register and file, so getting this right protects you as well as your income.
