How to price an Antigua villa on Airbnb

Short answer

Price an Antigua villa by the night, not by the season. Use dynamic pricing that reacts to demand, compare against similar villas nearby every week, shorten minimum stays outside peak, and drop the price on short gaps so they fill. A fixed winter and summer rate leaves money on both sides.

Ask an owner how their villa is priced and the answer is often two numbers: a winter rate and a summer rate. That's the single biggest reason good villas underperform.

Why fixed seasonal rates fail

Demand in Antigua doesn't move in two blocks. It spikes around Christmas and New Year, through the winter months, for Antigua Sailing Week and the Classic Yacht Regatta, and again around Carnival in late July and early August. It drops sharply in September and October. A fixed rate is too cheap on the busiest nights and too expensive on the quiet ones, so you lose on both.

Dynamic pricing in practice

Dynamic pricing tools read market data every day: how many nearby villas are still available, what they charge, how far ahead guests are booking. They then suggest a rate for each night. The tool is only half of it. Someone needs to set sensible minimum and base prices, check the output against the villa's real competition, and adjust when an event or a flight change shifts demand.

Minimum stays: the hidden lever

A seven-night minimum over Christmas makes sense. The same rule in May blocks the four-night bookings that would have filled the calendar. Set minimum stays by season and by how far away the date is:

  • Peak holiday weeks: longer minimums, booked early.
  • Winter season: moderate minimums.
  • Shoulder and low season: shorter minimums, especially within 30 days.
  • Gaps between bookings: allow whatever length fits the gap.

Fill the orphan nights

Two empty nights between a Saturday checkout and a Monday arrival rarely book at full price. A small discount on gaps like this, set automatically, turns dead nights into income at no extra cleaning cost compared with a longer stay.

Check yourself against the right comparison

Compare against villas with the same bedrooms, similar views and similar facilities, close to you. In Jolly Harbour, for example, AirROI's 2026 data shows an average rate near US$359 with average occupancy around 31%. If your villa is priced well above similar villas and sitting empty, the market is telling you something.

Signs your pricing needs work

  • Peak-season weeks are still open six weeks out.
  • You're fully booked months ahead (often a sign you're too cheap).
  • The calendar has frequent one- to three-night gaps.
  • Your rate is the same in March and October.
