Renting out a villa in Jolly Harbour: a guide for owners

Short answer

Jolly Harbour villas command high nightly rates (around US$359 on average, per AirROI) but average occupancy sits near 31%, and the weakest listings fill around one night in seven. Owners who earn the most there price by demand, sell the marina, beach and resort facilities clearly, and keep the calendar open to shorter stays outside peak.

Jolly Harbour is one of the best-known places in Antigua to own a holiday home. The marina, the beaches on its doorstep, the shared resort facilities and the west-coast sunsets make it easy to sell. That popularity also means a lot of competition.

What the numbers say

AirROI's data for August 2025 to July 2026 shows Jolly Harbour Airbnbs averaging about US$359 a night with occupancy around 31%, for average yearly revenue of roughly US$22,000. The bottom quarter of listings averaged only about 14% occupancy.

So two very similar villas can earn very different amounts. High rates are achievable here, but only if the calendar actually fills.

Who books Jolly Harbour

  • Families, for the safe beaches and resort pools.
  • Couples after a quieter west-coast stay.
  • Sailors and boat owners, for the marina.
  • Long winter stays from the UK, US and Canada.
  • Golfers and people who want everything walkable.

Pick the one or two your villa suits best and write the listing for them.

Sell the location properly

Guests searching Antigua compare dozens of listings that look alike. Say plainly what is close: the beach, the marina restaurants, the supermarket, and the drive to the airport. If guests can use shared pools, tennis courts or the gym, say so in the first lines and show it in the photos. Many listings bury this.

Price for the season you're in

Jolly Harbour fills well in winter. The money is lost in the shoulder and low months, when high fixed rates and long minimum stays leave villas empty. Our pricing guide and low-season guide cover what to change.

Running a Jolly Harbour villa from abroad

Most owners here live overseas. That makes the on-island team the most important part of management: someone to meet guests, run cleans and laundry, deal with the pool and garden, and fix things fast. Stays in Antigua has a team on the ground.
